EPC

Landlords as you may be aware, new energy efficiency regulations came into effect in April 2018. This means that rental properties in England and Wales must not only have a valid EPC in place at the time of marketing the property but also now have an EPC rating between an A and an E before granting a tenancy to new or existing tenants. If the rating is that of an F or G then not only can it not be marketed until the rating is increased but come April 2020 any existing tenants will not be able to continue renting the property unless it is deemed that sufficient efforts have been made to improve the rating.
